Faridabad 2031 Plan: Neharpar To Outgrow Existing Faridabad

Faridabad-Neharpar 2031 PlanHere is a snapshot of the Faridabad 2031 master plan. I know it is not very clear, but then this is the best I could do.

The point is that you can gauge how Faridabad is slated to grow. The growth is towards the Noida side, with a very few sectors being added to the Gurgaon-facing Faridabad.

What this means is that the once scrapped FNG (Faridabad-Noida-Ghaziabad) Expressway will be revived along with a whole lot of connecting infrastructure.

But we’re jumping the gun — let’s start the beginning. Existing Faridabad holds 90 sectors. As per the 2031 plan, Faridabad will be home to 171 sectors, most of which will be situated in the Neharpar and IMT areas (see plan above). The Neharpar area is all set to be maxed out, in fact stretched.

This means that it is a matter of time before heavy infrastructure work begins in existing and proposed Neharpar. In fact, there are already rumors doing the rounds that big builders like TDI (which is somehow connected to BPTP) have purchased large chunks of land in the new region.

Schools have started springing up in Neharpar like there’s no tomorrow — Aravali international and Shri Ram have started operations while DPS is under construction.

We are now in 2013 (well, almost) and 2031 is 18 years away. Logic says that by 2015-18, Neharpar will become another Noida or Gurgaon. In my opinion, long-term investors must buy property in Neharpar now.

    • Sector 103 does not exist now, Sandeep. It’s yet to come up and buying land there is loaded with risk.
